Mendota Heights is located in Dakota County and is a first ring Southern suburb of the Minneapolis-St. Paul metro area. It is listed is among the highest income places in the United States and considered the "best kept secret between St. Paul and Minneapolis". It's a very small community with a 10.12 mi.² area. Interstate 35E, Highway 494, Highway 55 and Highway 110 all run through Mendota Heights making it the perfect spot to commute to either big-city along with any of the suburbs. You're only 10 minutes away from the mall of America and the Minneapolis-St. Paul international Airport.
Because of its location it is a highly sought after area for home buyers. Most of the homes were built in the 1950s through the 1970s. On occasion you may be able to find one new construction home but for the most part the city is completely built out. The good news if you're looking at Mendota Heights is there still are all types of properties available from single-family homes to townhomes. All price ranges, all styles to suit your home buying needs.
Mendota Heights is a very unique community in fact probably the most unique community in the Minneapolis-St. Paul area. Mostly due to its location. I've been told by many clients that it's the perfect spot for them because it is literally between Minneapolis and St. Paul. However the hard part is finding available housing. Because the community is smaller it's always been a challenge to find enough homes to choose from that are for sale at any one time. Plus there seems to be a very big discrepancy in price range. Most of the homes that I've been in have been built in the 50s and 60s and are considered starter homes by today's standards. Not all but many. Above that with the exception of a few neighborhoods there are not very many luxury homes for sale. So those are even fewer and far between. If you going to purchase and Mendota Heights you have to have a very aggressive real estate agent who will help you find as many homes as possible. They are at a premium.
