Eden Prairie is located in the southwest corner of the Minneapolis-St. Paul metro area. It is just to the west of Interstate 494 and stretches as far north as Highway 62 or better known as crosstown. It's considered a transitional suburb because so many people move in and out of the area due to business. It's very close to the mall of America, Minneapolis-St. Paul airport as well as a lot of large companies. Typically the homes in Eden Prairie will sell for about 10% more than the exact same home in other areas of the Metro because of the desirability. The homes were built mostly in the 1960s through the 1980s but sparsely some new construction still exists.
Eden Prairie is known for its award-winning schools which is a huge draw for homeowners. There is more than enough shopping and restaurant options within minutes of most homes. The Eden Prairie mall has really developed over the last 10 years with expanded retail around the center itself.
The Eden Prairie Independent school District number 272 has five elementary schools including Cedar Ridge, Eden Lake, Forest Hills, Oak point in Prairie view. There is one middle school, Central middle school and the Eden Prairie high school. They have won numerous awards and academics and taken lots of state championships in a variety of different sports. The in Prairie school district is sought after by many homebuyers because of their excellence in education.

As a real estate agent with the experience of selling homes in Eden Prairie, here are a few of the things I've learned. People who moved to Eden Prairie, stay there for a very long time. They like the location because it's close to 494 and not far from the airport and a lot of the large corporations in the Minneapolis-St. Paul area. But the number one thing I hear from my clients as to why they moved to Eden Prairie is the school district. They have an unbelievable track record of academic excellence and dominance in sports. The one downside like many of the other inner ring suburbs is you may pay a little bit more than surrounding areas for a little less. As a rule of thumb I found that Eden Prairie will cost you about 10% more for the same house in suburbs that are farther out. But on the upside the turnover is really high because of the demand so you'll easily be able to sell for that 10% increase over other areas.
