How do I win in multiple offers?
Stop taking bad advice from people who are not real estate professionals. If you want people you trust to be part of this process, I welcome that but let's include them in looking over the home you're thinking about buying. because when it comes to negotiation or what exactly is going on in the current marketplace, most are too uninformed to help you make a good decision.

Encourage your friends and family to be part of the process. I know relatives and friends mean well, but they can do you a lot of harm by trying to convince you they know all of the ins and outs of a real estate transaction and what is currently going on in the market. so include them in the search and show them the home you want to buy. They can do a preview with you and point out anything they have concerns with.
You must have a plan. When you are in a very hot market more than likely you will end up in a multiple offer scenario. this is not a horrible thing but if you plan for it ahead of time, we can put you in a great position to get that house you love.
Don't overreach and become house poor. Stay within your budget and purchase a home that's comfortable for you. if your top end is $300,000, don't be looking at homes for $325,000. Be looking from $250,000 to $280,000. That gives you plenty of work room when negotiating on that house. Especially if the home is been only on the market for a few days. it would be hard to believe that a seller will just come down $25,000 to meet your offer. can that happen? Of course, it can but it would have to be on a property that's been on the market for quite some time and that seller is now motivated to get it sold.
